Behind the Stitch — The Tradespeople Who Make the Impossible Possible

Tradespeople are a vital part of every construction project, but at Creature, our in-house trades teams are the crux of our strategy. Our unique building platform demands the entire team, from our designers to our tradespeople, be tenacious, strategic, and innovative. It’s that integration, that continuous feedback loop, throughout the entirety of each project that ensures we can deliver the seamless, speed-sensitive, high-quality capital projects that our healthcare and corporate clients come to us for.

Jeff Black, Creature’s Plumbing Lead, says it this way, “What sets us apart is the cohesive team culture, where everyone is directly connected and aligned. I thrive on the collaboration with our project managers and superintendents. I’m especially proud of the continuous feedback loop between our MEP team and prefabrication partners, which drives us to constantly enhance the quality and efficiency of our installations.”

Our tradespeople are heavily involved through the entire project, from early design through estimating and commissioning of a job. Therefore, their ability to problem-solve and collaborate at the job site and beyond is critical to our success. That’s one of the reasons we cross-train our tradespeople, so that we have an army of trained and certified tradespeople with experience in HVAC, plumbing, electrical, and general trades.

“I do anything and everything I can to help ensure smooth and efficient job flow and produce a high quality product,” Warren Graf, General Trades Foreman, explains. Having this multi-skilled team in-house allows us to lower our overhead for our clients and provide them with additional service and maintenance offerings while allowing flexibility in work options for tradesmen. “I love the advancement opportunity we have,” Jesse West, Electrical Lead, added, “and the quality of work we do is always above and beyond expectations.”

Achieving that extremely high quality of work in this fast-paced, complex new facet of construction requires a new way of working, and a large part of that is incorporating technology into a traditionally tech-averse industry. Jerry Robbins, Senior Mechanical Manager at Creature, explains the process of learning this new way to build: “I have learned so much from the people here. I’ve been in construction my whole life, so I was not sure at first, but technology really does work. I think that this is the way a large part of the construction industry is going to go… Creature has shown me that there’s a new way to do a lot of things.”

There is no room in our way of building for the siloed inefficiencies of the traditional construction industry. If we are to produce world-class capital projects for our clients with vastly improved speed to delivery without sacrificing quality, our designers, contractors, and especially our tradespeople must be committed to ruthlessly eliminating outdated ways of working. “The work I do at Creature differs from other construction sites because we are constantly trying to innovate the way we work. We have the ability to adapt and overcome any obstacle with our MEP teams,” Jesse West speaks to how our team accomplishes that lofty goal.

Not only are our tradespeople valued at Creature, but they are also crucial to the future of our industry. We are so grateful to our trades teams for their dedication in changing the way we build. It’s no easy task to change an industry that’s been doing it the same way for centuries, but all it takes is a few thoughtful, bold, savvy people to ask if there’s a better way to build — and to have the drive to make it happen.

4 Signs Design-Build is Right for Your Project

How do you know if your project could be streamlined using design-build methodology? In this article, we break down the things that should be true about your project if you’d like to capitalize on this construction method — and how Creature can bring even more speed, cost-effectiveness, and overall efficiency to your project through our unique platform.

Of course, there are many considerations to make when identifying whether your project should be tackled through design-build, but here are 4 that should be at the very beginning of your decision-making process.

  1. Your project needs to be done at scale. No, that doesn’t mean design-build requires thousands upon thousands of units in your project, but the beauty of this construction method is its cost-effectiveness grows as the scale of your project does. With a process that is built for the complexity of large projects, you can convert this complexity to value at scale.

  2. Your timeline requires certainty and speed. There will always be unforeseen circumstances to contend with in the building process, but with a system that was built to remove as much guesswork and as many ancillary parties from the process as possible, your project can be delivered at remarkably faster speeds with design-build methods than with the traditional AEC platform.

  3. You want to mitigate risk and cost. The simplest way to make your project more efficient is to remove as much uncertainty as possible — and that is what this platform is designed to do. In design-build construction, you have one vendor with whom you are communicating throughout the entire project. The traditional construction methodology and GC business model are totally reliant on multiple subcontractors, creating misalignment of priorities causing each party to optimize for themselves which allows for waste. Conversely, when those inevitable siloes and contingencies between separate parties are removed, waste is reduced, efficiency is improved, and quality is increased.

  4. You’re interested in collaborating with a partner who is as future-thinking, cost-conscious, and speed-sensitive as you are. In order to leverage the power of design-build successfully in your project, you should look for a partner who has experience in the type of project you’re working on, whose team is committed to this method and who believes in its superiority, and with whom you enjoy working.

There are many advantages to utilizing the design-build methodology for your capital projects. But not all design-build partners are created equal. Some traditional general contractors may tout what they offer as design-build, but in reality, they simply contract out the various stages of the design-build process to outside architects, craftspeople, and so on. At the end of the day, this model results in a worse deal for the client than going traditional would have, due to accumulated cost and risk across the project lifecycle.

Creature does construction differently. We have removed the friction that exists between the designer, the craftsman, and the contractor — ruthlessly cutting out the unnecessary and absorbing the complexity of each project — by bringing all parties in-house.

For you, that means one relationship to manage and one bottom line to think about.

Our platform has been painstakingly designed and thoroughly tested, with vertically integrated design, general construction, and MEP trades in-house. This results in a new, comprehensive solution that solves complex problems on end-user capital projects.

KEY TAKEAWAY

Design-build has major advantages for large-scale, complex projects and programs that are time- and cost-sensitive. The right partner in this process will create a seamless client experience for you, through taking on all the risk and complexity, removing inefficiencies and bureaucracies that construction can be rife with. At Creature, we do that by having our design, general contractors, and tradespeople in-house. This is the only way to achieve unheard-of efficiency and faster project completion.

Construction Without Friction

We believe there is a better way to build — one where the barriers aren’t just overcome, they’re eliminated completely.

The traditional AEC construction model – its cost structure and resource management – are not built to deliver the streamlined, seamless process that we strive to. So, we looked outside the traditional. We became advocates for and experts in the untraditional.

Our partners at Blox, an innovative construction company, are revolutionizing our industry from the ground up. Blox CEO and founder, Chris Giattina, is the author and advocate of the Design Manufacture Construct (DMC) method. It is a completely new way to build. And we believe it’s the right way to build.

In the DMC method, each step of the process (design, manufacturing, and construction) is completely integrated with the others, ensuring maximum speed, quality, and value in each project we complete. Here’s how it works.

One of the products that Blox designs and manufactures is the “volumetric uber module.” These prefabricated chunks of a building are completely finished and ready for delivery – down to the lighting and fixtures – by the time they leave Blox’s million-square-foot facility.

While that’s happening, our design team prepares the plans to ensure compliance with local codes in a process called “site adapt.” Our field team prepares the site to receive the modules. Once delivered, the next and last step to having a fully functioning building is putting those modules together. We call this “stitching.”

Stitching includes completing all of the structural steel, drywall, mechanical, electrical, and plumbing connections between each of the modules. The number of modules varies per project and depends on the size of the project. The result? A completely finished, pre-manufactured, functioning facility.

Each stitch takes a team of extremely skilled, hardworking tradespeople to complete. But it also takes a group of dedicated problem-solvers to ensure that every moment leading up to the stitch moves seamlessly from concept to completion, culminating in state-of-the-art medical facilities.

Since 2019, we have stitched approximately 30 of these projects with Blox across 4 different states and are currently capable of delivering 2 stitch projects per month.

Currently, the projects are industrialized to the point that we are creating codified work packages, which will allow us to utilize the principles of operations science to increase efficiency and speed. This will allow us to take major leaps toward improving the production rate of the enterprise.

Along with the brilliant team at Blox and trade partners, including Henry Schein, Trane, Herman Miller, GE, Cat, and more, we have completed projects for world-class healthcare clients, like Walmart Health, Encompass Health, and HCA. Those include free-standing emergency departments (FEDs), primary care facilities, and acute care hospitals.

And we’re just getting started.

Creature + BLOX

Our work creating healthcare clinics built on a 60-day timeline continues with Birmingham-based DMC company BLOX in Kissimmee, Brandon, and Ocoee Florida as well as Katy, Texas. The BLOX business model pushes the known restraints of what prefabricated design and manufacturing can produce by utilizing incremental sections of space called ubers to facilitate consistent design nationwide.

As the BLOX digital catalogue grows, so does the ability for designs to become increasing complex. What results is sophisticated architecture that is both beautiful and occupationally efficient. We are proud to partner with BLOX in producing easier access to healthcare and design.

Integrated Design Build has proven to be the most efficient way to deliver exceptional products within exceptional timelines with exceptional people.

This photograph represents a daily interaction you can find at any Creature project. Our designers, contractors, and installers meet over the design of a custom steel curtain wall assembly. By creating a bridge from the architecture team directly to the construction team allows us to make more informed decisions in less time. When repeated throughout thousands of decisions made on every project, we save our team and our clients months of time typically lost in traditional communicate methods.
